Real estate just a little bit. Home buyer demand. Here's
the latest headline. Home buyer demand for mortgages jumps twelve
percent after the first interest drop rate in over two months.
Meaning it's been weird. It's like a roller coaster, it's
(03:35):
like a ping pong table. I don't know what you
want to call it, but mortgage interest rates have been
trending up over the course of the last couple of months,
and now that the election is over, we're kind of
settling in. We are expecting another FED rate drop sometime
in the near future. I don't know if we'll get
(03:57):
another one before the end of the year. But for
people who are looking to either refinance or to buy
a home in the next sixty days, if the rates drop,
that means more people will be out there looking, and
what will they find when they're out there looking?
Speaker 2 (04:17):
There are a few homes on the market.
Speaker 3 (04:19):
I will tell you that there are a lot of
sellers right now that are wondering where are all the buyers?
Where are you, mister and missus buyer? Because now, and
this is really important, if you're planning to buy a home,
and you can do it anytime in the next sixty days,
(04:40):
chances are you're going to get the best price possible.
And the reason why is there are fewer buyers out
there looking. Homes have been on the market for a
little while, longer than usual, and sellers are just getting
a little bit nervous. They're wondering, Okay, when is that
off are going to come in? When are those buyers
(05:03):
going to come look at my home? We have in
our office we actually have a few listings for no
fault of the sellers, no fault.
Speaker 2 (05:13):
Of the agents.
Speaker 3 (05:14):
They're just not getting a lot of showings and we're
all kind of wondering, why why are we not getting
very many showings. The price of the home is priced appropriately,
it's actually priced a little bit lower than it should be,
or then maybe it would have been six months ago.
(05:38):
So remember in real estate, in the world of real estate,
it's always it's kind of a crapshoot in a certain extent,
because when you list your home yesterday, the market could
be hotter than all get out, and today there could
be the brakes could be slammed on. That's that's what
(06:00):
we're seeing right now in certain instances, in certain areas,
we're seeing the breaks being pretty tight, and so we
have seen a few people try to jump into the market.
Everyone's trying to see if after the new year. I
get this sense from my clients that after the new year,
(06:21):
everybody's waiting. Let's wait, let's wait to list until January, February, March.
Speaker 2 (06:27):
Let's just see how things go.
Speaker 3 (06:31):
I cannot predict how things are going to be in
three months. Sure, in the spring, and spring for me
starts at the end of February early March. In the spring,
especially if we have a mild winter, which you know, again,
anybody's guests. But if you have been planning and you're
(06:53):
ready to move and you have a place to move to,
or if some unfortunate situation comes up and you have
to sell, don't be afraid to give me a call

The answer is absolutely one hundred percent, yes we can.
We can do it. So uh, looking at the statistics
here a little bit. The average interest rate for a
thirty year fixed rate mortgage this past week has decreased
from six point eighty six to from it's okay, let
(07:38):
me start over here. It's decreased to six point eighty
six from six point nine. So it's come down like,
you know, zero point one percent. It's not a ton,
it's not going to make a huge difference in your payments.
But we were hovering back again around that seven percent
mortgage interest rate, which, honestly, that's going to deter a
(08:01):
lot of buyers. It's going to make a lot of
buyers not be able to afford.
Speaker 2 (08:06):
The home that they really want.
Speaker 3 (08:08):
If those rates go down even a full point to
an even six percent, I think we're going to see
a little bit of a rush once again. Buyers are
going to get back in and they're going to start moving.
And that's what we're looking for, and we are hoping
that that happens obviously sooner rather than later. And if
(08:29):
you're in the market, like I said, go ahead, let's
start to look now. If you're a buyer, let's start
to look now. It doesn't mean you have to buy
the first property that you see. You do have to
be able to afford the properties that we look at.
You do have to be able to have a pre
approval for the properties that we look at, because I'm
(08:52):
not going to waste my time. Most agents will not
waste their time on looking at properties that you cannot afford.
The other thing is, and this happened this year if
you haven't heard about it, all buyers must sign a
contract a BBA, a buyer's broker agreement with an agent,
(09:13):
so that everybody understands how your agent is going to
get paid. Is that commission or compensation for the services
of the buyer's agent. Is that coming from you the
buyer or is it coming from the seller, and so
that's part of the negotiation.
Speaker 2 (09:35):
Don't let that freak you out.
Speaker 3 (09:39):
And I think a lot of people are a little
bit freaked out by the fact that I don't I
just want to look at a home. I don't want
to sign a contract with an agent. Well, I think
that this whole thing that has occurred in the state
of Ohio went across the country of a buyer's agreement
having to be signed BEF for we show a property,
(10:02):
and this is a rule. And if there's an agent
out there that is showing you a property and you
do not have a signed agreement with them, then they
are breaking the law of real estate and they could
be fined very, very heavily, a thousand dollars fine for
showing a property without a BBA or a buyer's broker agreement.
(10:24):
That's pretty serious and most agents are not going to
even take a chance. So and if you beg and plead.
I even had my mom beg and plead at one point.
She doesn't live in the area, so she called an agent.
It wasn't me because I'm not in the area. She
lives up near Tiffin in northwest Ohio, and she wanted
(10:45):
to look at a property, but she just wanted to
look at it because they're just thinking about going ahead
and selling and then buying in that area, downsizing because
they really have a house that's way too big for
their needs at this point. And so I know a
lot of people, and she's like, I don't want to
I'm not signing a contract with anybody, because I told her,
don't sign a contract unless you want.
Speaker 2 (11:06):
To work with that person.
Speaker 3 (11:08):
And if that's the case, and this is my advice
to you. If you know a loved one who wants
to look at properties anywhere in the country, anywhere in
the state of Ohio, Indiana or whatever, yes, have them.
You can have them even reach out to me so
that I can help connect them with an agent.

Who is.

Qualified, experienced, and is going to look out for their
best interest rather than just calling anybody who is on
the internet. That's going to be my advice to you today.

treat them right, treat them like I would want I

to be a real estate agent, do you know? So
it's very, very interesting. There's certainly a lot of talk
in the news about how much real estate agents get paid.
Commissions are out of control, they make way more money
than they should. All of this kind of crazy nonsense.
It is nonsense to the because for me, when I
(14:07):
got into this business, I can't believe it's twenty years ago.
When I got into this business, I did it for
a reason that was extremely selfish. And the reason why
I say this is because I did it because I
felt I would have time to spend with my children.
(14:29):
I would have a very flexible schedule, a schedule that
I controlled, A schedule that I controlled and I could
That's not how it worked out. Yes, I found that
once I got into this business, I absolutely love it.
Speaker 2 (14:48):
I love it.
Speaker 3 (14:49):
I love working with different people. I'm a little add
so I don't like to do the same thing twice.
So in real estate, my day is different every single
day of the week, and I talk to different people,
I solve different problems. I learn something new every single day,
(15:12):
and for me, that works. I can't sit still. I'm
constantly you know, I'm on my phone, I'm on the internet,
I'm going to an appointment, I'm driving around. I'm putting
thousands of miles on my car every year. That's just
part of the job. Did you know that the average
(15:33):
full time real estate agent earned thirty one thousand dollars
last year, and the average full time real estate agent
works anywhere between fifty and sixty hours a week. Okay,
you understand that that is below the living wage. It
(15:57):
is much harder than a lot of people think to
be a real estate agent. And so as a realtor,
we don't get paid an hourly wage. We don't get
paid a salary. Now, there are a few agents and
there are a few companies out there who will pay
a small hourly wage. Again, it's unusual, but for the
(16:21):
most part, we are one hundred percent commissioned. So when
I'm out there, i'm on the phone, i'm driving my car.
All of the expenses that I incur are mine. And
so if you would just go with that average earnings
of thirty one thousand dollars, and I was in that
price point where I was making that much money in
(16:43):
the first couple years of my experience in real estate,
but then I had twenty thousand dollars worth of expenses,
So basically I was making And my husband was like,
what are you doing you Once you break it down,
you're making ten thousand dollars a year and you're working
(17:05):
sixty hours a week.
Speaker 2 (17:07):
And I said, you know what, I love it.
Speaker 3 (17:10):
I'm going to keep going because there will be light
at the end of the tunnel. The other thing is
too and that's why I you know, the reason why
I'm talking about this is real estate is not as
easy as a lot of people think. And I'm not
saying that because it's a woe is me. It's because
a lot of people are thinking, oh man, I'm just
gonna get in the business. I'm gonna I'm gonna make
thousands and thousands of dollars and I've got all this
(17:34):
time on my hands.
Speaker 2 (17:35):
I can. I'm just go look at houses all day.
Speaker 3 (17:37):
That's that crip that cracks me up to, Oh, you
just go show houses like The Housewives of I don't know,
Beverly Hills or the you know the shows that you
might watch. I don't watch any of those shows because
those are they may be slightly based on fact, but
they're mostly fiction. It's TV's drama. And so you don't
(18:02):
show just three or four houses and they pick one
that There's a huge process that we go through. We
have tons of fees and all that good stuff yard signs,
we have to pay for for the most part. So understand,
if you know someone who's getting into the real estate business,
(18:22):
maybe they're thinking twenty twenty five, it's the year for
me to get into real estate. I'm going to strongly
suggest that the person who is interested in getting into
the field of real estate give me a call. I
am a mentor, I am a broker. I can help
(18:43):
you or someone you know understand the business.
Speaker 2 (18:48):
And if they think, oh, I'll just do it part time.
Speaker 3 (18:53):
If you're just going to be doing real estate part time,
all the dues and fees, let's say you only close
one property, a year, maybe two, and that's what the
average is for part timers, part time agents. They get
their license, so they spend several thousand dollars getting their license.
The dues and fees are thousand dollars a year, and
(19:16):
then they only made maybe the average, you know, is
three or four thousand dollars. It's not going to make sense.
So you have to jump in with both feet. And
if you know someone who's interested in jumping in with
both feet, if you have connections, I will tell you
who makes the best real estate agents.
Speaker 2 (19:39):
Teachers retired teachers.
Speaker 3 (19:42):
Because they have already they don't know it, but they
have a book of business. They have a level of trust.
So if you're a teacher who's looking to retire or
looking to maybe do something different with your life, if
you become a real estate agent and you have a
men tour to help you build your book of business,
(20:03):
you can be very very successful.

So think about it.

You know, what are there's a lot of surveys out
there that say that there's a lot of negativity surrounded
by my profession.
Speaker 2 (20:18):
We're not as bad as attorneys, right, I don't think so.

If you think of if you think a realtor and
you think of an attorney, which one do you think
less of?
Speaker 2 (20:30):
I'll let you I let you decide, that's for sure.

I know some really good attorneys though, but you know
they can also be kind of not nice either. So
it's in any it's in every every single every profession
has the good and the bad and sometimes the ugly. Okay,

down the different seasons, uh, spring, winter, summer, you know,

But at the same time, you know, I hope that
you don't forget about me, and this magnet is just

much for listening. But the winter checklist talks about checking
your sinks and toilets for leaks, cleaning your refrigerator coils. Okay,
this is an interesting one because I don't know how
(23:34):
many people have actually been able to pull the fridge
out to vacuum behind it. There's a lot of dust
bunnies that collect back there and pulling the fridge out again.
If you're older, you're not able to do that because
fridge is heavy. I want you to be careful, don't
(23:55):
hurt yourself. Maybe over the holidays you're going to have
a lot of people coming over. Maybe you could say, hey, listen,
can you help me roll this out so that I
can vacuum behind it? Or maybe you can do that
for someone you love. Because Michelle Sloan at Sloan sells
Home Set. It's a good idea to clean your refrigerator coils,
and the only way to do that is to move
(24:17):
that fridge out. You could do the same thing with
your stove if you have just in a mobile stove. Usually
usually a lot of dust doesn't collect back there, not
nearly as much as your refrigerator. You want to make
sure that your washing machine and your dishwasher is there's
no leaks. Cleaning out your dryer vent. This is something
(24:39):
that you probably won't do yourself, and maybe something that
you have to call someone to schedule a dryer vent
cleaning in the winter months. That is one of the
leading causes of fires. So please please make sure at
least once a year or every couple of years, get
(24:59):
your dryer vent cleaned. And I'm not mean I don't
mean just a little pull out thing that you get
all of the you know, the dust out of once
you clean your clothes and dry your clothes. Not that
little vent that you pop out and clean off. It's
the actual vent that goes from your dryer to the
outside of your home. You know, there was a time
(25:24):
and this has happened quite a few times during inspections
that people didn't realize that their dryer vent wherever it went.
Sometimes they go through like a crawl space and then outside.
Sometimes they go up into an attic and then outside
wherever that is. Wherever your dryer vent goes. When it goes,
(25:48):
and it should be going from the dryer to the
outside of your home, it needs to be a clear path,
and it does need to be cleaned from the list
that will collect over the years, so it does need
to be cleaned. You want to make sure you have
a smooth surface. Sometimes people will put the dryer vents
(26:08):
on that have like little crinkles in it. That's not technical,
but you know, you understand what I'm talking about. If
it has little crevices and crinkles in it in that vent,
it's going to be very difficult to clean that because
all of that lint, when it's wet, it dries and
(26:29):
it will stick to the sides and it will make
your vent actually get smaller and smaller and smaller. That's
when you have restricted flow. And with restricted flow on
your dryer vent, your clothes aren't going to get dry
as quickly. Again, that leads to the possibility of a
spark because lint is very flammable. I know some campers
(26:56):
who love lint. They will save their lint and they
will use it as a fire starter out and when
they're out in the woods. Plus it's really lightweight. They
can take it with them. They can squeeze it into
a jar or whatever keep it dry. So just be careful.

mail this home maintenance checklist to you, and at some

forget about me. What else is on the on the
winter checklist? Testing your GFCI electrical outlets in the kitchens
and bathrooms if you don't have a GFCI in your
kitchens and bathrooms because you've lived in your home for
(27:59):
twenty years or more, and maybe that wasn't code. That's
a safety thing. You may have to hire an electrician.
It's not a very difficult thing to install. It'd be
difficult for me because that's not what I do and
I don't mess around with electrical or plumbing or any
of those things. But a handyman could install a GFCI
(28:20):
for you. Cleaning your exhaust hood and filter testing your
sump pump. You definitely want to do that over the
winter months to make sure that your sumpup is working
for when spring comes, so you don't really have to
worry about right now, but test it. When you have
this beautiful checklist on your refrigerator, you will be.
Speaker 2 (28:39):
Able to look at it and say, oh, yeah, I
got to do that.
Speaker 3 (28:43):
Change your air filters on your furnace, do that once
a month or whatever is recommended by your furnace. And
make sure that you have some batteries for your flashlights,
different things, you know, just in case the power goes out.
We may have some heavy storms. Who knows, it's Cincinnati.
(29:06):
The weather is ever ever changing. So okay, one more quick,
I'm gonna give you this little plug again for if

I hope you're not talking about the election during your holidays,
during the holiday dinners and gatherings, and if you have

like a work party, keep politics off your lips. If
you want to have a good time, it's just it's
not necessary. It's not necessary.

We got a minute and a half. And so, you know,
when I was talking about the seasonal home maintenance items,
and I talk about this because it's really important. Doing
all of these items really helps you maintain your biggest investment.

And I'm extremely passionate about it. You know, cleaning is
not the thing that I love to do at all.
To be very honest, I hate cleaning, hate it more
than life itself. And my husband would tell you that
and understands that as well. So we have to actually
have someone come help clean because I'm busy, I'm running around,
(31:27):
I'm doing all kinds of things. He's busy doing what
he does, and so you know, we have to get
some help from time to time. There's nothing wrong with that.
If you're looking for a holiday gift for somebody, ooh,
this is a good one. Hire someone to come clean
your friend's house, your loved one's house. If you're looking
(31:50):
for something and get it clean top to bottom, they
will be so thankful. And if it's a one time
only cleaning, or if it's a once a month cleaning.

Whatever it is.

Somebody who can get into all of the nooks and crannies,
get the dusting done, get the vacuuming done, cleaning all
of the toilets, the showers, everything, Florida ceiling. It will
make you feel good and it could be the absolute
best gift that you could give someone. And there are
(32:24):
companies out there, cleaning companies that will come out and
do an excellent job. And boy, it really a clean home.
It means a lot and it feels really really good.
So uh think about that. I think that's a good gift. Anyway,

can you feel it? I really am.

Had a good weekend, had a lot of turkey getting
ready for the holidays. I actually, did you put your
Christmas tree up yet? If you celebrate Christmas? I know
everybody doesn't, but if you celebrate Christmas, did you put
your tree up before Thanksgiving?
Speaker 2 (33:39):
Or did you wait?
Speaker 3 (33:39):
And maybe you're even doing it right now. I went
ahead and put my tree up a week early this year.
Usually we wait till Thanksgiving. But it feels like and
it's true, Thanksgiving is so late this year, and it's
already December, and it'll be the twenty fifth really fast,
and my brain is just trying to wrap around all
(34:01):
of it. All right, so you know when you are

There are so many reasons.
Speaker 3 (34:21):
Why people will relocate and need to sell a home
during the winter months. Job changes after the first of
the year is one of the big reasons people will
make a move and try to sell their home in
January and February. They may have to sell in a
moment's notice. And that's okay, because if you receive a
(34:42):
job offer that is spectacular and it may require you relocate,
then you know you may have to think about selling
your home. Or if let's say one spouse is relocating
and you need to wait because there are kids in
school and you want to wait till the end of
(35:04):
the school year before moving, I will tell you call me,
call me, call me, call me, and let's start talking
about the planning. The one thing is I may be
add but I love to plan. I love to set
a plan in place that's going to help you get
(35:25):
the best possible outcome. And so with you planning, if
you have a few months to plan home sale, that
is the best thing that you can do because it
gives us time to declutter, It gives us time to
do those maintenance issues items. It gives us time to
(35:48):
potentially do some painting or some cleaning, all of these
things to make you make the most when it comes
time to sell your home, you can do something about that.
You can't change your location, you can't change you know
the style of your home, but you can certainly make
(36:09):
your home the absolute best that it can be. A
job change is one of those reasons why people move
fairly quickly over the winter months. Another reason family reasons.
You're getting together with family over the holidays. Maybe grandma
or grandpa is sick and they need you to move
(36:30):
in with them for a while to help take care
of them, or maybe they have to come and live
with you and you need to make some updates to
your home. We are seeing more and more people who
are living in their home with multi generations. I really
love this topic, but at the same time, oh man,
(36:51):
I don't know if I could do it. Multigenerational living
is a way for you know, either grandma and grandpa
to move back with you or vice versa. You get it,
and it can be very helpful, and it can save
a lot of money as well, because you're not having
(37:14):
to maybe go into a retirement home. Maybe because as
long as everybody is mobile and able to take care
of themselves to a certain extent. Multi generational living has
been around for hundreds and hundreds of years. It's just
been in the last century that we've all separated and
(37:36):
gone our separate ways. So and I understand this too,
because due to a family reason, a situation, my daughter
moved back in with us, and no fault of her own.
A situation happened. She can't afford rent with her her
(38:00):
current job. So I'm not going to let my daughter
be out on the street. She's twenty seven years old.
She could move in with a friend. But at the
same time, let's give her the opportunity to get back
on her feet, get some money, and be able to
move on and be successful rather than struggling day to day.
(38:23):
And that's really what That's a blessing. It's a true
blessing that I have the ability. Coming up in the
next week or so, I'm going to be talking about
a program in Warren County called Family Promise that I
am getting involved with. It helps families. This organization, it's
(38:44):
a nonprofit charity type situation.
Speaker 2 (38:48):
They are based.
Speaker 3 (38:49):
In Lebanon, Ohio, and they help families with children who
don't have a home, who are essentially homeless. And did
you know that the average age of a homeless person.
Speaker 2 (39:06):
Is six years old?
Speaker 3 (39:08):
What?
Speaker 2 (39:09):
Yes?
Speaker 3 (39:11):
And that breaks my heart to pieces. So maybe let's
talk about that. I'm going to table that for right now.
We'll talk about it next week because it's a great
program and I'm very, very excited to talk to you
about it and be involved with this charity in the
coming year, so we'll be able to hear more about it.
(39:33):
Tax considerations, so we're talking about why people will relocate
during the winter months. Potentially it could be about taxes.
If you're wanting to take advantage of tax benefits to
close before the end of the year, well you better hurry.
If you're planning to sell your home and close by
(39:55):
the end of the year, you're going to.
Speaker 2 (39:56):
Have to get that house on the market tomorrow.
Speaker 3 (39:58):
And if that's the case, you better call me right now,
because you know when you sell your home, you do
get some tax benefits most often, so you when you
sell a home. And it's interesting because, yeah, we'll be
doing our taxes for twenty twenty four in twenty twenty five,
(40:18):
so now's the time of year for you. If you're
going to be doing any deductions, if you're going to
be doing any changes in your tax world, you need
to do it before.
Speaker 2 (40:27):
The end of the year.
Speaker 3 (40:29):
Lifestyle changes another reason why people have to relocate over
the winter months. Marriage divorce, retirement. Often after the first
of the year, we see the divorce situation increase, which
is very sad and very difficult and sometimes very contentious,
(40:52):
and you want to have a real estate agent who
can really tow that line and stay independent and stay
very very helpful on both sides and not take sides.
So if you know someone who's going through this situation,
you know it's going to be extremely delicate. Nine times
(41:13):
out of ten, when I deal with people going through
a divorce, oftentimes one spouse tries to control the situation
while the other spouse is just trying to worry about
hanging on to whatever is going on in their life.
Speaker 2 (41:31):
I mean, it can be. It can be very very lopsided.
Speaker 3 (41:35):
So when I work with people who are going through
a divorce, I take that into account. I can be
extremely sensitive to the needs of both parties because I
have a job to do. My job is to try
to control both sides and get the household for the
highest price possible. Make sure that we have a buyer
(41:58):
who is going to maybe be considerate of the needs
because maybe we're going to need some extra time after closing.
Speaker 2 (42:09):
I don't know, it could happen.
Speaker 3 (42:11):
